What is the Colorado Wildfire Building Code
Colorado has adopted a statewide wildfire building code requiring fire-resistant materials for construction in wildfire-prone areas. This applies to new builds and certain exterior renovations.
The goal is to reduce the risk of homes igniting and slow fire spread between structures.
When Does the Code Apply
- New construction must comply.
- If exterior damage (roof, walls, etc.) exceeds 25%, repairs may require a full upgrade to compliant materials.
- Common trigger: hail damage leading to roof replacement
"If roof damage exceeds 25%
a full upgrade is required".
What the Code Requires
- Fire-resistant roofing systems
- Ember-resistant construction details
- Ignition-resistant exterior materials
- Defensible space around structures
Why Metal Roofing is a Strong Solution
- Non-combustible material
- Meets fire-resistance requirements
- Long lifespan vs. repeated replacements
- Performs in both wildfire and hail-prone regions
Insurance & Replacement Pressure
Insurance carriers are increasingly factoring wildfire risk into coverage decisions. Homes with fire-resistant materials are:
- Easier to insure
- Less exposed to premium increases
- Better positioned for long-term value
